How to Shoot

The first steps are the same for still photos or video. Prepare your property as if for potential viewers. A good time to take pictures is after your regular house clean or garden maintenance. Even if you decide to use a professional photographer it is always good to have various shots of your property at various times of the day and even different times of the year.

  • always have your camera ready
  • make sure your property is as clean and tidy as possible.
  • remove any clutter so it doesn’t look as if you don’t have enough storage space
  • switch on all the lights, it makes a huge difference to pictures or film
  • dress your home with nice bed linens, cushions, flowers, candles and plants
  • take lots and lots of different shots and then choose the best ones
  • use the flash if you have one
  • take shots on a sunny day as good exterior light will also help


People in Shot…or Not?

Including people in your clips can be a good idea – but only if they appear relaxed and un-posed. You may want to consider doing your shots both with and without people to see how they look. But remember that this is not for your family album so only use your shots ‘with people’, if they are doing something that really shows what kind of lifestyle someone can enjoy if they live in your property.

What to shoot

Ideally take pictures of every room, but the most important ones are the main living areas, bedrooms, bathrooms and Kitchen.  You don’t really have to post pictures of utility rooms or storage facilities on your listing.  But do include pictures of the exterior, garden, and any communal areas. Also include shots of nice views and don’t forget to turn on any exterior lights for outdoor shots at dusk – this is known by photographers as ‘the magic hour’, because the quality of the light is often perfect for outdoor photography.

Your Local Area

You could also take pictures when you are out and about in your local area. Potential viewers may not know your area very well but are considering it, so pictures of local amenities – parks, shops, schools etc., and a description of how far away they are would be great for your listing.

Using Video

Video is becoming more popular and again you can use your smartphone to take your own clips, or hire a professional.  Most viewers prefer a short Video that shows off your property well, including sweeping shots of both inside and out.  Adding some commentary is a good idea too.  And you can upload your clip so that you can also share it on social media sites.

Selection and Editing

After you’ve taken your shots you can also use editing or cropping to improve your pictures, but do not use any pictures which do not show off your property at its best or are out-of-focus.  Keep your video short with shots of just a few seconds, so that your clip is only about two minutes long.
